Where the numbers come from

Zillow Home Value Index (ZHVI)

A smoothed, seasonally adjusted measure of the typical home value across the 33rd–67th percentile of homes in each region. Includes single-family homes and condos. Published monthly.

Median List Price

The median asking price of homes currently on the market. Updated monthly from Zillow's listing inventory.

Median Days to Pending

The typical number of days between a home going on-market and going into pending (under contract) status. Faster = hotter market.

Share of Listings with a Price Cut

Percentage of currently active listings that have had at least one price reduction since listing. Rising = sellers adjusting expectations.

Refresh cadence

Zillow publishes new CSVs in the first week of each month. Our site regenerates within a day of their release.
